What are the steps for buying a property in Greece?
1. The agency will coordinate the clauses, specify the conditions and present the client with drafts of a preliminary and/or final sales contract.
In the meantime, a lawyer will make a check and assessment regarding the legal status of the property before signing the preliminary contract of sale. He will make a reference to the property in the Mortgage Register and the Land Register, as well as check for the presence of encumbrances on the property, claims to third parties, debts, loans, etc. Also for paid property tax for the previous 5 years – ENFIA, for amounts due to tax authorities, etc.
Cooperation with us does not end with the signing of the preliminary contract… it begins at this moment!
2. An architect of the agency will review the technical documentation whether the property complies with the project and whether it is built according to the urban planning, whether it is completely legal, whether there is no excess square footage, change in the building permit and any changes in the type of the property. If there are any, they must be legalized before the sale at the expense of the seller and the relevant document must be provided to the notary.
3. We will also assist you in issuing a tax number /AFM/, as an accountant submits a request to the Greek tax office, which is an important and mandatory condition for acquiring property in Greece. Also, the assistance of an accountant is necessary when the buyer has to pay transfer tax to the Revenue Agency, before the final contract of sale.
4. At the client’s request, we can assist in opening a bank account in a Greek commercial bank.
5. Greximo Real Estate will offer you the services of a licensed interpreter at the signing of a preliminary and/or final contract.
6. The transaction is finalized with a notary who certifies and guarantees the legal transfer of ownership of the property. He performs the functions of a civil servant. Reviews all official documents and prepares the final contract. Responsible for registering the transfer of the property in the public records so that the buyer then receives a notarized title deed. It is then entered in the Mortgage Register in the relevant region.
What are the costs when buying a property in Greece?
✓ Local property acquisition tax – 3% of the value of the property specified in the final contract. It is paid before signing the contract for the transfer of ownership in the relevant tax office or electronically.
✓ Notary fees – 1-1.5% without VAT
✓ Lawyer’s fee- 1% of the value of the contract without VAT
✓ State fee for registering the property in the Registration Office 0.475% of the value of the property

✓ When signing a preliminary contract, a deposit in the amount of 10% of the agreed final price of the property is paid
✓ According to Greek law, all real estate in Greece must be declared in tax form E9, which is submitted to the tax office electronically, together with income tax declaration E1. If you have no income in Greece in E1, you will submit a declaration 0 /zero/.
✓ The annual property tax is about 3 EUR per square meter of built-up area. /For example 65 sq.m*3 EUR= 195 EUR/
✓ The annual land tax is about 1.5 EUR per hectare
